Market Research
We have a wealth of experience navigating the complexities of market research across all aspects of the housing sector, from public and social housing (working closely with housing associations and local councils), to residential market research (working directly with landlords and private property organisations).
The introduction of Tenant Satisfaction Measures (TSM), by the Regulator of Social Housing (RSH), on 1st April 2023 tightened the accountability of all landlords. Mandatory adherence to these measures means that all housing providers are required to obtain feedback from their tenants and we can support this process end to end, from recruitment right through to results. Our wealth of experience conducting qual and quant surveys for a wide range of organisations – from public sector bodies to local and mayoral combined authorities, to third sector companies - means we are well placed to conduct this research at scale for any organisation.
Examples of the diverse range of research projects we’ve conducted within the housing sector include:
- Resident profiling / satisfaction research including but not limited to TSM research (and STAR surveys as they were formerly known)
- Research to understand tenant needs and develop services
- Research with audiences in vulnerable circumstances e.g. customers facing economic hardship, long-term unemployed, housebound residents etc.
- Resident surveys about where they live and the issues in their area
- Employability and skills surveys for tenants and residents
- Census surveys
- Other ad-hoc property research
- Participant recruitment for qual and quant field work of all sizes
Our team have managed nationwide projects in the housing industry, many of which have involved tenants or residents directly. Some of the companies that we have worked with include:

Examples of large scale projects we have conducted include:

- Postal survey with residents and tenants for a medium-sized social housing provider
- 4,000 face-to-face interviews with residents for a City Council to understand residents' aspirations and views of council services
This client testimonial, from social housing provider The Riverside Group, is just one example of the positive impact of our work and the strength of client relationships we build:
“The customer analysis undertaken by DJS Research has proved invaluable for our organisation, it has had considerable impact both internally and has gained a wider audience by dissemination amongst National Housing Conference delegates".
"We are currently evaluating how to fully implement these pioneering research findings in future customer recruitment and retention strategy. We would have no hesitation in commissioning DJS Research in the future nor recommending them to others."
